John Glen DiGuiseppe, President/CEO of Investors Hospitality Management (“IHM”: www.investorshm.com), debuted the USA’s first sustainable third-party revenue management and ownership services company in 2007. From inception, DiGuiseppe noticed the demand for client and customer preference in green hotels. Accordingly, DiGuiseppe established www.greenhotelbookings.com.

Green Certification Program
As the demand for Revenue Management Services necessitated quality control over sustainability concerns, IHM developed a “green certification program” for clients who wished to become certified and then automatically be included in the www.greenhotelbookings.com  booking engine, a we are a preferred partner (affiliate) of Expedia.com®, Hotels.com®, Venere.com™, Hotwire®, Egencia™ (formerly Expedia Corporate Travel), TripAdvisor®, ExpediaLocalExpert®, Classic Vacations®.

Opening New York Office
The recent opening of IHM’s New York office affords international and national clients like Hyatt, Hampton Inn & Suites, Holiday Inn, Wyndham, Best Western, Choice Hotels as well as independent owners a bicoastal presence, with two convenient national gateways (Los Angeles and New York) bridged by its American Southwest office in the Phoenix metroplex.

Frank Cicci, Owner of NASCAR’s Green Racing Team, selected IHM/GreenHotelBookings for the 2010 contract because NASCAR was looking for a “gender neutral and green business suitable for reachout to families who support the races. DiGuiseppe states: “We are thrilled with this invitation to engage the American public with this unique partnership and have established a Splash page, www.greenhotelstore.com to redirect travel inquiries to www.greenhotelbookings.com.”

Extended Stay Medical Guest Model
Throughout the last six months, DiGuiseppe explored and implemented a Phoenix-like ADR transformation with an underperforming Arizona hotel property. Adapting the Extended Stay model to a niche market of medical services, IHM replaced an ADR of $65 per day with $249 per day, increasing ADR by 200%. This model can now successfully be replicated in the Revenue Management offerings of IHM.

HD EXPO presentation and site visit for IHM property in Las Vegas
In partnership with HD Expo’s Las Vegas convention, attendees were traveled by buses provided by HD Expo for a unique ‘behind-the-scenes’ on site tour of IHM’s The Hotel on Mt. Charleston to view DiGuiseppe Architect’s cost-effective renovations for the historic mountain hideaway.

Energy company partnerships
Discussions, site visits and negotiations with Southern California Edison and Nevada Power occasioned placements of energy savings analyses, rebates and other incentives to IHM’s properties in California and Nevada.

Summary
Throughout 2009, IHM has managed thirty-four hotels throughout the USA from Oklahoma City to Los Angeles; developed relationships with financial institutions repositioning their distressed property inventory; cultivated property-specific, budget-targeted, design-oriented and environmentally-sound relationships with suppliers; and expanded IHM’s portfolio to include Receivership Services. 

In the current challenging economy, IHM has focused its marketing and fiduciary services to reposition underperforming and receivership hotels as a strategic practice.  Demonstrated client success has been enjoyed through IHM’s network of partners like TerraPass and Expedia, with turnaround REVPAR and ADR profitability within 30 days of operational management, e-marketing and sustainable initiatives to lessen the carbon footprint with other sustainable, cost-effective practices.  Packages promoting destination services for client properties have afforded guests convenient hotel-site bookings for such popular venues as Disney and Universal Studios along with providing additional revenue generation opportunities for the hotels.  Community support with representative chambers of commerce and provision for special rates to military services and their families have also generated good will along with IHM’s philanthropic efforts toward the support of nonprofit organizations.
