President/CEO of Investors Hospitality Management (IHM), John Glen DiGuiseppe debuts the USA’s first Sustainable/Green third party management company. IHM’s portfolio consists of a selection of international private luxury estates and domestic mid-level and economy flags such as Choice Hotels, Best Western and Wyndham, which DiGuiseppe owns or manages within the American Southwest.
IHM’s competitive edge is dual in focus, spanning the luxury/ultra luxury corporate and individual international marketplace with cash-flow hospitality venues. IHM’s spectrum of service offerings is distinguished by DiGuiseppe’s stewardship of sustainability. “IHM intends to manage properties within a full range of the Green spectrum from LEED Certification, Platinum, Gold and Silver to currently implementing the use of eco-friendly cleaners, soaps, lighting, recycled building products, linen use and hypo-allergenic fabrics,” states DiGuiseppe. He continues: “Toward that end, I have appointed Ray Burger, President and CEO of Pineapple Hospitality, Inc., as Chief Sustainability Officer.”
DiGuiseppe explains: “An individual “Green Plan” is created, implemented and maintained for each client’s property. “Living and working Green is a lifestyle and I believe we have a social responsibility to society to become greener everyday.”
"As a third-party management company, Investors Hospitality Management (“IHM”) has a unique perspective as experienced owners, developers and managers, committed to infusion of sustainability with stewardship" says DiGuiseppe. DiGuiseppe describes IHM as “the passive investor’s property manager”.
“I’m not your typical 10-year hotel manager turned management company,” he states. “I’m a businessman who is proficient in the concept that “cash is king” and realize what it means to take business risks, be fiscally accountable to others, reduce expenses and maximize return of investment on the owner’s asset without compromising value.”
IHM’s hotels include Best Western King’s House Inn, America’s Best Value Inn, Wyndham Super 8, Choice Hotels. In addition, IHM is actively working on an additional four properties scheduled to finalize negotiations before year’s end and early 2008. As a result of the company's growth, IHM has expanded its executive staff to include consultancies in sustainability and brokerage.
Over the past seven years, IHM has built and managed its own hotel portfolio including independent and branded hotels, comprising 360 rooms within three brands (Best Western, CHOICE, Wyndham) located in the American Southwest. “The Hotel on Mt. Charleston contract is the first of many third-party management contracts recently inked for IHM as the company enters a new phase of business expansion,” according to DiGuiseppe. IHM’s management infrastructure, legal background with regional expertise is another benefit to property owners.
"Our firm is committed to sustainability and possesses substantial operational infrastructure, market knowledge and sales relationships with key accounts, so other hotel owners within our operating regions are realizing the benefit of this expertise and regional focus," says DiGuiseppe. "Lifestyle marketing offers IHM the opportunity to offer clients a wealth of diverse value-added hotel management services that heighten the guest experience while maximizing REVPAR,” concludes DiGuiseppe. IHM is singular in its dual focus spanning economy/mid markets to luxury international private estates and villas, all infused with sustainability.” Managing Member, Westlake Village, California, assets in John DiGuiseppe’s personal portfolio consist of majority equity interests in many real estate limited liability companies. DiGuiseppe is actively consulting with owners and developers on additional projects.
